Of all the rooms in the house the garage floor takes the biggest beating. The garage floor usually has a great deal of pressure from heavy vehicle movement. The garage floor also tends to get stained easily from automobile leaks or painting projects, not to mention the salt erosion we get in the winter here in the East Dundee area.
Finding a flooring option for the garage that is attractive, durable, can withstand any weather, can take on any DIY project, and is affordable can be hard to find. Not all flooring is creating equally.
Flooring Options
There are several different flooring options available for the garage, including polished concrete, rubber tiles, stone flooring/tiles, vinyl flooring, and epoxy or polymer flooring.
Our recommendation to cover any type of issues from weather, vehicle leaks, salt, etc. is a concrete coating system.
Jim Melchert, founder of Garage-Store.com, explains, “epoxy, polyurea and polyaspartic are various coating systems that use various polymer resins and curing agents that are all packaged separately, but then are mixed, just prior to use. However, when mixed and cured, the coating system becomes a solid polymer system that offers characteristics such as superior adhesion, hardness, UV stability and chemical resistance. These characteristics are dependent on the type of resins, curing agents, solvents and fillers used. The quality, cost, and durability of the coating system is related to the purpose. Be sure to consult a certified installer and review product specifications to ensure the correct product is used for your purpose.”
Polymer or Epoxy Flooring
These concrete coating systems are very low maintenance, only requiring a quick sweep or dust mopping and can be deep cleaned with mild cleaners or degreasers. This coating can also withstand just about anything a homeowner can throw at it. However, there are a few automotive fluids that can cause a problem.
While it is unlikely that a serious gouge or dent will happen with this type of flooring, if this should happen it can easily be repaired using the same products that were originally installed.
Concrete Repair
Many homeowners think that if garage floor has already been destroyed by salt, oil, paint, etc. it will require a complete tear-out and re-pour, this is not necessarily true. Even the most pitted and cracked concrete can be restored before placing the coating on it.
A professional contractor (like Garage-Store.com) will use a diamond grinder or shot blaster to resurface the concrete and remove surface imperfections and/or debris. The cracks and pits can then be filled in and repaired. After the surface is restored and smoothed the coating is applied and no one would ever know the shape the floor was in prior to the coating.
Best of all, it is A LOT less expensive than having the entire floor ripped out and concrete re-poured.
